RENTAL POLICIES FAQs

1. How do we make a deposit?

If you are dropping off in person, we accept cashier's checks and money orders. NO PERSONAL CHECKS. If you are paying electronically, you may remit via zelle@jkclosings.com (include $10 extra) or via wire. Email rental@jkclosings.com for wire instructions. 

2. What forms does JK need?

If you are dropping off in person, we have a rental deposit form to fill in. In addition, whether in person or electronically, please send us a copy of the "contract to lease" which names JK Closing Attorneys, PLLC as escrow agent. If you have already remitted funds, please let us know when and how you sent them to us when emailing the contract to lease.

3. What happens next?

Once we open a file, we will issue an escrow letter, and have the tenant sign our escrow agreement. We will disburse funds either when the lease is fully executed or upon association approval, however we are instructed in the escrow agreement.

4. Why do you charge fees?

We incur significant administrative fees for holding rental escrows. For Zelles we have to transfer funds from separate accounts. We also do not charge for deposits in the form of cashier's checks, money orders, and wires (though you may incure bank or other costs).
We do understand the importance of keeping client costs down, however, whihc is why we waive our fees for escrow $2500 and under. We charge noncomplicance fees when we do not receive proper documentation because we incur additional administrative fees and because we incur significant liability when we are sent excess funds, have to return funds to tenants, or are involved in escrow disputes.

5. Why only one month's rent?

We recommend only remitting one month's rent worth of funds or a sum equal to the amount of realtor compensation. This cuts down on liability for all parties and also, once a lease is fully executed, funds are to be remitted directly to the landlord on most Florida leases.
